Buy a home. Build a stronger financial future.

Under contract

The negotiation doesn’t stop at the contract.

My experience includes negotiating price reductions after a property is under contract.

Inspection findings, repair information, and valuation evidence can create a reason to ask for a change when appropriate. The available options depend on the contract, its deadlines, and the seller’s agreement. No reduction or other outcome is guaranteed.

A home inspection is distinct from an appraisal. Each provides different information and neither automatically gives a buyer the right to a lower price.

Four practical paths

Choose a strategy for your next purchase.

The right property depends on what you need it to do—for your life, your cash position, and your longer-term plans.

Equity potential

Buy with room to build equity

Use comparable sales, price and term negotiation, and suitable improvements to evaluate where equity could be created.

Potential equity should be tested against supported current value and actual acquisition and renovation costs. Buying below asking is not automatic equity, after-repair value is a projection rather than today’s market value, and appreciation is never guaranteed.

Investment purchase

Buy a rental investment

Consider estimated rent alongside realistic vacancy, taxes, insurance, maintenance, management, capital expenses, financing, and initial repairs.

Cash flow depends on property-specific assumptions and actual performance. A rental purchase does not promise passive income or positive returns, and no universal cap-rate requirement fits every buyer or property.

Owner-occupied multifamily

House hack a multifamily

Live in one unit of a duplex, triplex, or fourplex and rent the others so rental income may offset part of your housing costs.

Rent does not guarantee mortgage coverage. A lender must review eligibility, occupancy requirements, and treatment of projected rent; permitted use and landlord responsibilities also need review. This consumer strategy is separate from the acquisition criteria published elsewhere on this site.

Primary residence

Buy with a sustainable budget

Plan for cash to close while protecting room for moving costs, repairs, reserves, and the ongoing cost of owning the home.

The goal is a purchase that supports life after closing—not simply reaching the highest amount a lender may approve. The right budget depends on your obligations, priorities, and the property itself.

Dre brings institutional single-family rental management and construction-management perspective to the conversation without replacing licensed inspectors, lenders, tax professionals, or other specialists.

Protect the plan

Plan for the day after closing.

A strong purchase leaves room to own, operate, and respond—not only enough cash to reach the closing table.

  • Monthly all-in housing or operating cost
  • Cash remaining after closing and an appropriate reserve
  • Near-term repairs, maintenance, and capital expenses
  • A downside scenario, such as vacancy, an unexpected repair, or rent below the estimate
  • Intended use and the likely holding period

These are educational planning estimates, not personalized financial or tax advice; review financing and professional guidance for your circumstances.

Buyer questions

Before you begin

Straight answers about equity, rental planning, reserves, and owner-occupied multifamily purchases.

What is house hacking?

House hacking generally means living in one unit of a small multifamily property and renting the others. Rent may offset part of the housing cost, but financing, occupancy rules, permitted use, operating expenses, and landlord responsibilities all require property-specific review.

Can I buy below market value or build equity?

It may be possible, but neither is guaranteed. Supported comparable sales, the agreed purchase terms, current condition, and actual improvement costs all matter. Buying below asking is not the same as buying below market value, and projected after-repair value is not today’s market value.

Do rental properties always produce cash flow?

No. Results depend on rent collected and the full cost of vacancy, financing, taxes, insurance, repairs, maintenance, management, and capital expenses. Estimates should be stress-tested rather than treated as promised income.

How much cash should I keep after closing?

There is no universal reserve threshold. Plan around your actual obligations, the property’s condition, likely near-term costs, and the risks in your intended use, then review the financing and broader financial implications with the appropriate professionals.
