Which service do I need?

Start with the situation that best matches your next decision. This guide helps you choose a request type; it does not determine eligibility or approve an engagement.

A practical starting point

From rental idea to leasing readiness.

Begin with the property, the owner’s goals, and a realistic view of the work and operating assumptions ahead.

First-time rental property buyers

Homeowners considering keeping their current home when they move

Landlords with a vacant or underperforming single-family rental

Service scope

Support for the property’s next stage.

Each engagement begins with an agreed scope. Services can focus on planning, preparation, leasing, eligible justice-court eviction support, or a later ownership decision.

Rental Strategy Review

$100

per single-family property

A desktop assessment with comparable rents, expense assumptions, a written recommendation, and one review call.

Paid before the assessment begins.

The result is a property-specific planning range, not a guaranteed rental valuation, income projection, or leasing outcome.

Rental Readiness Plan

$250

per single-family property

One walkthrough, prioritized repairs, a working budget, and coordination of up to two contractor estimates.

$125 before the walkthrough and $125 when the plan is delivered.

Actual construction, extra visits, and supervision are separately quoted. You approve proposed work, and contractor availability is not guaranteed.

Leasing Representation

100% of one month’s rent

owner’s total leasing fee

Support pricing, marketing, showings, application coordination, and lease execution under an agreed representation scope.

Due only after both the lease is signed and the tenant’s required move-in funds have cleared. When another agent brings the tenant, half of the total fee goes to the tenant’s agent and half to Dre; when Dre secures the tenant directly, Dre retains the full total.

Tenant placement, occupancy, timing, and rental income are not guaranteed. The exact service scope is agreed before work begins.

based on the agreed scope

By agreement, periodically revisit rent, expenses, condition, and the choice to hold, improve, or sell.

Payment terms are agreed in writing with the quote.

Continuous monitoring and full-service property management are not included in this service.

Eviction Filing & Representation Support

By quote

one agreed scope for the full eligible service

One agreed scope and quote covers the full eligible service as needed: petition and document preparation and filing, authorized-agent justice-court appearances, judgment-status follow-up, and permitted writ-of-possession request and constable set-out coordination.

One quote covers the full eligible service as needed, through set-out where applicable. Payment terms are confirmed in the agreed scope before engagement. Court, filing, service, writ, constable, locksmith, moving, labor and attorney charges are separate.

Authority depends on court rules and the owner’s written authorization—not a broker license alone. This is one complete service, not separate filing and possession packages. Filing, service, writ, constable, locksmith, moving, labor, and attorney charges are separate unless the written scope says otherwise. Rent-ready and releasing work begins only after lawful possession and is separately quoted.

Relevant property-management experience

Practical experience through possession.

My property-management experience includes filing eviction petitions, appearing in court, obtaining judgments, and coordinating set-outs with constables. Each future engagement remains subject to the current court rules, the owner’s written authorization, and a case-specific scope.

From request to service

What happens next?

Each step stays tied to the service, property and scope you agree to use.

  1. Submit your request

Review every answer before sending. A request starts a conversation; it does not book work or authorize a charge.

  2. Confirm fit and scope

Dre reviews the property and your goals, then confirms the listed price or a written quote.

  3. Agreement

Confirm responsibilities and deliverables, then sign the applicable agreement.

  4. Schedule the work

Mutually agree timing after prerequisites, property access and any required initial payment are confirmed.

  5. Payment at the agreed milestone

Strategy is $100 before assessment; readiness is $125 before the walkthrough and $125 on delivery; leasing is due only after both the lease is signed and required move-in funds have cleared. Ownership and eviction timing follows the written quote.

Landlord questions

Before you request a review

Straight answers about rent planning, repairs, leasing, and the limits of the current service.

Is the rent estimate guaranteed?

No. Comparable rents and property details support a planning range, but actual rent and leasing timing depend on the property, its condition, market response, and agreed terms.

Can I start before I purchase an investment property?

Yes. A pre-purchase conversation can consider rental potential, likely preparation, and ownership costs. It does not replace inspections, financing review, appraisal, or other professional advice.

Are repairs included automatically?

No. Any proposed work is separately scoped, quoted, and approved. You retain the choice of contractor, and no contractor availability or outcome is promised.

How is the leasing fee shared when another agent brings the tenant?

The owner’s total leasing fee remains 100% of one month’s rent. When another agent brings the tenant, half of that fee goes to the tenant’s agent and half to Dre. If Dre secures the tenant directly without another agent, Dre retains the full fee. For example, at $2,000 monthly rent, the total fee is $2,000: $1,000 to each agent when another agent is involved, or $2,000 to Dre when direct. Compensation is set out in the applicable written agreements.

When is payment due?

The $100 Rental Strategy Review is paid before the assessment begins. The $250 Rental Readiness Plan is split into $125 before the walkthrough and $125 when the plan is delivered. The leasing fee is due only after both the lease is signed and the tenant’s required move-in funds have cleared; that exact trigger is included in the applicable written agreement. Ownership Review payment terms are agreed with its quote. Approved third-party expenses are confirmed before engagement.

Does leasing representation include ongoing property management?

No. Leasing support is provided under the agreed representation scope. Eviction Filing & Representation Support is also a standalone service—not full property management. Ongoing rent collection, trust accounting, emergency response, and a tenant portal are not currently offered through these services.

What can Eviction Filing & Representation Support include?

For an eligible justice-court eviction matter, one agreed scope and quote covers the full service as needed: petition and document preparation and filing, evidence organization, authorized-agent court appearances, judgment-status follow-up, and permitted writ-of-possession request and constable set-out coordination. Authority comes from current court rules and the owner’s written authorization, not the broker license alone. The service does not promise personal citation service or writ enforcement, provide lockout instructions, or guarantee a judgment, timing, possession, or recovered rent. Do not send tenant names, identification, ledgers, or documents through the website; the request form does not accept attachments.

What matters are outside the eviction-support scope?

Eligibility and the authorized-agent role are confirmed for each justice-court matter before engagement. Appeals, bankruptcy, contested title, matters outside the agent’s authority, and requests for legal advice are referred to separately retained counsel. This does not mean every contested justice-court matter requires an attorney.

How is eviction support priced?

The service is one complete engagement priced by quote, with payment terms stated in the agreed scope. Filing, service, writ, constable, locksmith, moving, labor, and attorney charges are separate and are not automatically included. Property assessment, repairs, and releasing start only after lawful possession returns and are separately quoted.

How do I request a review?

Use the service request form on this site. You choose the service, review every answer and the exact price, then send it. Your request starts a conversation; it does not create a confirmed appointment, an engagement, or an authorized charge.

Your rental, reviewed in context

Start with the property and your next decision.

This is a personal consumer real estate service. It is separate from the institutional acquisition-review path elsewhere on this site and does not apply those acquisition criteria to a client’s rental property.
